Where to Buy a Villa in Bali: Canggu vs Uluwatu vs Ubud vs Sanur (2026 Prices)

Founder of Balinsky
Short answer: Canggu for short-term rental demand, the Bukit (Uluwatu, Melasti, Pandawa) for premium ocean-view rates, Ubud for long stays and personal use, Sanur and Nusa Dua for low-risk stability, and Tabanan (Pererenan's west, Kedungu, Nyanyi) for the lowest entry price with the most development risk. Below is a side-by-side comparison with prices from the Balinsky catalogue and what each area is really good — and bad — for.
Villa prices by area at a glance
Median asking price for a villa, Balinsky catalogue, June 2026 snapshot:
— Greater Canggu (Canggu, Berawa, Batu Bolong, Pererenan and around): $405,000 (half of listings between $278k and $635k), about $2,930 per m² — 136 villas.
— The Bukit peninsula as a whole (Uluwatu, Pandawa, Bingin, Melasti, Ungasan): $375,000 ($245k–$606k), about $3,200 per m² — the most expensive square metre on the island — 173 villas.
— Seminyak: $320,000 ($299k–$527k), about $2,430 per m² — few listings.
— Ubud: $255,000 ($190k–$364k), about $2,200 per m² — 48 villas.
— Tabanan (Kedungu, Nyanyi, Soka): $185,000 ($140k–$250k), about $2,410 per m² — the most affordable entry.
— Sanur: small sample; listings mostly between $230k and $555k.
Median monthly rent for a villa gives a feel for demand: about $2,585 in Berawa, $2,113 in Canggu, $1,608 on the Bukit and $1,300 in Ubud. Nightly rates by area and bedroom count are in Bali villa rental rates by area.
A median is the middle point: half the villas in an area are cheaper, half are more expensive. Always check the live listings — the market moves quickly.
Canggu (including Berawa and Batu Bolong)
Best for: short-term rental, digital nomads, a busy social life.
Canggu is the densest and fastest-growing rental market on the island: surf breaks, beach clubs, restaurants and co-working spaces in a few square kilometres. Two-bedroom villas list at a median of $120 a night in central Canggu and $147 in Batu Bolong (Balinsky rental database, September 2026). Berawa, next to Finns Beach Club, is the premium pocket: two-bedroom villas there list at a median of $157 a night — about 30% above central Canggu.
Watch out for: traffic, noise and supply. Canggu has been built out fast, and new projects compete for the same guests. Land prices have risen faster than rents for the last year and a half, so the cheap-entry window is closing. Some plots are under zoning review — check the RDTR status of the exact plot.

Uluwatu and the Bukit peninsula (Melasti, Pandawa, Ungasan, Bingin)
Best for: premium ocean-view villas and the highest nightly rates on Bali.
Two-bedroom villas list at a median of $148 a night in Uluwatu and $188 elsewhere on the Bukit — among the highest nightly rates on the island; cliff-top villas with direct ocean views list well above the median. Surf seasons on both sides of the peninsula spread demand across the year.
Watch out for: distance (45–60 minutes to the airport), limited everyday infrastructure and total car dependence. On the cliffs, a geological survey is not optional — erosion and landslide risk is real. Water and power capacity can be a practical problem on the Bukit.

Ubud
Best for: long stays, wellness and yoga audiences, owners who want to live in the villa part of the year.
Ubud is the only inland area with serious investor interest. The rental model leans towards longer stays for wellness and retreat guests. Two-bedroom villas list at a median of $121 a night — below the island median of $135 — while three-bedroom villas list above it, at $204. Inland, the absence of salt air means much less wear on equipment.
Watch out for: lower rates than the coast, and a strong seasonal peak (May–September and December–January). Ubud suits owners who combine rental with their own use more than pure yield-hunters.

Sanur and Nusa Dua
Best for: low risk, families, long-term tenants, stability over growth.
Sanur is Bali's oldest resort: calm, family-oriented, with an international hospital, schools and a beachfront promenade. Two-bedroom villas list at a median of $133 a night there, and $108 in Nusa Dua. Nusa Dua is a gated resort area with the big five-star hotel chains and a corporate and conference audience. Both are 15–30 minutes from the airport.
Watch out for: lower nightly rates than Canggu or the Bukit. In Nusa Dua, properties inside the resort area are expensive and perimeter locations lack local life.

Pererenan, Seseh, Cemagi, Kedungu, Nyanyi — the western frontier
Best for: early entry at a lower price, buyers with a 5+ year horizon.
This is where the trend is moving after Canggu. Pererenan is 15 minutes from Berawa, quieter, with the same surf and beach clubs; two-bedroom villas there list at a median of $150 a night. Further west — Seseh, Cemagi, Kedungu and Nyanyi — prices drop again, and Tabanan is the cheapest villa entry on the list above.
Watch out for: "infrastructure debt" — narrow roads, traffic at peak hours, few supermarkets — which gets worse before it gets better. A lot of this land used to be agricultural: plot status, zoning and the landowner's history matter more here than anywhere else.

Which area fits your goal
— Maximum short-term rental demand: Canggu, Berawa.
— Premium rates and ocean views: Uluwatu, Melasti.
— Living there part of the year: Ubud, Sanur, Umalas.
— Lowest risk, steady income: Sanur, Nusa Dua, Kerobokan (long-term rentals).
— Lowest entry price and a longer horizon: Pererenan, Cemagi, Kedungu, Nyanyi, Tabanan.
— Budget under $150k: look at apartments rather than villas — see apartments for sale in Bali.
Before you choose a street, check the plot
Whatever the area, three checks decide whether a villa is an investment or a problem: the land zoning (RDTR) — see Bali land zones explained; the building permit (PBG) and certificate of functional feasibility (SLF); and the developer's track record — use our 12-point developer checklist.
