Bali Villa Rental Rates by Area (2026): Nightly Prices From 6,300 Listings

Short answer: a typical two-bedroom villa on Bali lists at about $135 a night, a one-bedroom at about $112, a three-bedroom at about $192 and a four-bedroom at about $308. The Bukit peninsula and Berawa sit at the top; Pandawa, Nusa Dua, GWK and Ungasan sit at the bottom. These are medians from 6,305 short-term villa rentals that Balinsky tracks across the island — not a developer's brochure. Below is the full table by area and bedroom count, and how to use it before you buy.
Where the numbers come from
Balinsky keeps a database of Bali's short-term rental market, refreshed daily: tens of thousands of listed properties with their location, type, bedroom count and listed nightly price. For this analysis we took every property classified as a villa, assigned each one to an area by its coordinates, and calculated the median listed nightly price for each area and bedroom count. A cell is shown only when it has at least 10 villas behind it.
Two things to keep in mind:
— These are listed nightly prices at the time of the snapshot, not the average actually achieved over a year. Real revenue depends on how many nights are booked and on seasonal discounts.
— The median is the middle point: half of the villas in an area list below the number shown, half above.

What the table tells a buyer
— The spread inside an area is wider than the spread between areas. Across the island, a quarter of two-bedroom villas list below $96 a night and a quarter above $190. The same street can hold both. Design, pool, view, reviews and management decide which quartile a villa lands in — not the postcode alone.
— Premium areas earn premium rates, but not everywhere on the Bukit. The Bukit peninsula and Uluwatu list well above the island median, while Pandawa and Ungasan — on the same peninsula — list well below it. The data does not tell us why; likely reasons are distance from the busiest beach clubs and surf breaks, and a lot of new supply arriving at once.
— Central Canggu is cheaper per night than its neighbours. Central Canggu lists below Berawa, Pererenan and Batu Bolong. It is the most built-up part of the area; a likely reason is the sheer number of similar villas competing for the same guests.
— Ubud is a three-bedroom market. One- and two-bedroom villas in Ubud list below the island median, but three- and four-bedroom villas list above it — families and retreat groups book the larger homes.
— One-bedroom villas earn the most per dollar invested. A one-bedroom villa lists at about 80% of a two-bedroom's nightly price but costs well under two-thirds of it to buy. We break that down in Bali villa rental yield by area.
How to use these numbers before you buy
1. Find the row for the area and the column for the bedroom count of the villa you are considering.
2. Compare the developer's projected nightly rate with the median. If the projection assumes the top of the market, ask why this villa will beat the others in the same street.
3. Multiply a realistic nightly rate by realistic occupancy — 55–65% across the year, not 90% — and by 365. That is gross revenue, before platform commissions, management, running costs and tax.
4. Check what share of that gross revenue remains after costs — see the real cost of buying a villa in Bali.
For comparison: apartments
Short-term apartments in the same database list much lower: a median of about $56 a night for a one-bedroom and about $100 for a two-bedroom (536 apartments). Apartments cost less to buy, but the nightly rate — and the guest profile — are different from a villa's.
