About Nyanyi — district guide
Nyanyi is a narrow coastal strip north of Tanah Lot and Pererenan. A few years ago it was pure agricultural land; now the first beach clubs, boutique hotels and rental villas are appearing. This is the «next Pererenan» on the build-out trajectory.
The «untouched» premium attracts tourists looking for a Canggu alternative.
Main risk — infrastructure vacuum. Decent roads, supermarkets, pharmacies, medical care are 20-30 minutes towards Canggu. The 3-5 year horizon should solve this, but owners must either accept it or treat the property as pure rental with a manager.
Legally, Nyanyi has a high share of agricultural-zoned land. Due diligence on plot status and RDTR reviews is critical. Many leaseholds here come from families with long ownership history — easier to verify.
Currently 11 properties available in Nyanyi. Each listing shows its permit status (PBG, SLF) and land zone — check the documents before you pay.

Frequently asked questions
What is a residential complex in Bali?+
A gated property with a group of buildings — apartments, villas or townhouses — under a single management, with security and usually a pool, gym and reception. Complexes here fall into two camps: investment (built for rental) and residential (built for living).
How does a complex under construction differ from a completed one?+
Under-construction units sell at up to 30% lower prices, but the risk is higher: handover can slip and finish quality is unknown. A completed complex you can walk through and rent out immediately, but the price is higher.
What permits should a complex hold?+
The two key documents are PBG (building permit) and SLF (occupancy certificate). Without PBG construction is not legal; without SLF a unit cannot officially be rented out.
How long is a typical leasehold?+
Standard leases run 25–30 years with the option to extend. Premium projects offer 50–80 years in the first period. The longer the lease, the higher the resale liquidity.
Can I buy a unit before construction starts?+
Yes — through pre-sales. Prices sit 15–25% below post-handover levels, but you need to verify the developer and confirm PBG is in place. Payment follows the construction schedule.
