Air Villas Bukit: first villa leased for 6 months for IDR 600 million
Developer BaliBenefit has reported the first rental deal at the Air Villas Bukit complex. The first villa was leased straight away for 6 months for IDR 600 million. That is IDR 100 million per month, or about $5,550.
According to the developer's calculations, at this rate the villa's economics look like this:
- villa price: $249,000
- rental income: about $5,550 per month
- potential annual revenue: about $66,600
- owner's share: 52%
- potential annual income for the owner: about $34,600
The developer states a yield of around 13.9% per year. It stresses that the figure is based on a real rental deal, not just on a financial model.
The developer says the project's area does not see construction on the scale of other popular parts of Bali. It therefore expects competition from new properties to grow only moderately in the coming years.
Villas in the complex are still available. They have two bedrooms, an area from 154 m² and prices from $249,000. The developer offers the whole complex of four villas for $984,200 instead of $1,036,000.
