Author - Evgeny Zhuikov, investment analyst. Author's column on Balinsky. Evgeny Zhuikov assessed the state of the holiday property market in three main areas - Bukit, Canggu and Ubud. The assessment is as of August 2025.‌‍‍‌‍‍‍‍‌‍‌‌‌‍‍‍‌‍‍‌‍‍‌‍‌‌‌‍‌‍‌‌‌‍‌‌‍‌‌‍‌‌‍‌‍‍‌‍‌‌‍‌‍‍‌‍‌‌‌‍‌‍‌‌‍‌‌‌‍‌‌‌‍‌‍‌‌‍‌‌‍‌‍‌‌‌‍‌‌‌‌‌‌‌‍‌‍‌‍‌‌‌‌‍‍‌‍‌‌‌‍‌‌‍‍‌‌‌‍‌‌‍‌‌‍‌‌‌‍‌‌‍‍‌‍‌‌‍‌‍‌‍‌‍‍‌‌‍‍‌‌‌‌‍‌‌‍‌‌‌‍‌

What is happening

By demand, supply, price per night and occupancy, most property types in these areas are in a stage of oversupply. In places, the first signs of a downturn are visible.‌‍‍‌‍‍‍‍‌‍‌‌‌‍‍‍‌‍‍‌‍‍‌‍‌‌‌‍‌‍‌‌‌‍‌‌‍‌‌‍‌‌‍‌‍‍‌‍‌‌‍‌‍‍‌‍‌‌‌‍‌‍‌‌‍‌‌‌‍‌‌‌‍‌‍‌‌‍‌‌‍‌‍‌‌‌‍‌‌‌‌‌‌‌‍‌‍‌‍‌‌‌‌‍‍‌‍‌‌‌‍‌‌‍‍‌‌‌‍‌‌‍‌‌‍‌‌‌‍‌‌‍‍‌‍‌‌‍‌‍‌‍‌‍‍‌‌‍‍‌‌‌‌‍‌‌‍‌‌‌‍‌

What it changes for buyers

  • Buying a finished or almost finished property is more profitable than before. On the resale market and at late construction stages, the potential grows for those who buy for rental income.
  • Buying off-plan to resell is less profitable. This scenario is losing its point.
  • Developers compete harder. This may lower prices, raise quality or lead to other concessions for buyers.‌‍‍‌‍‍‍‍‌‍‌‌‌‍‍‍‌‍‍‌‍‍‌‍‌‌‌‍‌‍‌‌‌‍‌‌‍‌‌‍‌‌‍‌‍‍‌‍‌‌‍‌‍‍‌‍‌‌‌‍‌‍‌‌‍‌‌‌‍‌‌‌‍‌‍‌‌‍‌‌‍‌‍‌‌‌‍‌‌‌‌‌‌‌‍‌‍‌‍‌‌‌‌‍‍‌‍‌‌‌‍‌‌‍‍‌‌‌‍‌‌‍‌‌‍‌‌‌‍‌‌‍‍‌‍‌‌‍‌‍‌‍‌‍‍‌‌‍‍‌‌‌‌‍‌‌‍‌‌‌‍‌

What could bring growth back

The market will go up again if demand for off-plan projects grows. Right now, new buyers are held back by the fear that the house will not be finished. Only transparency from developers can remove this fear.‌‍‍‌‍‍‍‍‌‍‌‌‌‍‍‍‌‍‍‌‍‍‌‍‌‌‌‍‌‍‌‌‌‍‌‌‍‌‌‍‌‌‍‌‍‍‌‍‌‌‍‌‍‍‌‍‌‌‌‍‌‍‌‌‍‌‌‌‍‌‌‌‍‌‍‌‌‍‌‌‍‌‍‌‌‌‍‌‌‌‌‌‌‌‍‌‍‌‍‌‌‌‌‍‍‌‍‌‌‌‍‌‌‍‍‌‌‌‍‌‌‍‌‌‍‌‌‌‍‌‌‍‍‌‍‌‌‍‌‍‌‍‌‍‍‌‌‍‍‌‌‌‌‍‌‌‍‌‌‌‍‌

If nothing changes

In the author's view, the market will move into a downturn: developers will run into cash gaps and bankruptcies, unfinished buildings will appear, and the market's reputation will fall. After that - stagnation, with neither demand nor supply. What is being said now. In October 2026, Bali hoteliers also warned of too many rooms and a possible price war. Current prices and rents by area are on the market data page.‌‍‍‌‍‍‍‍‌‍‌‌‌‍‍‍‌‍‍‌‍‍‌‍‌‌‌‍‌‍‌‌‌‍‌‌‍‌‌‍‌‌‍‌‍‍‌‍‌‌‍‌‍‍‌‍‌‌‌‍‌‍‌‌‍‌‌‌‍‌‌‌‍‌‍‌‌‍‌‌‍‌‍‌‌‌‍‌‌‌‌‌‌‌‍‌‍‌‍‌‌‌‌‍‍‌‍‌‌‌‍‌‌‍‍‌‌‌‍‌‌‍‌‌‍‌‌‌‍‌‌‍‍‌‍‌‌‍‌‍‌‍‌‍‍‌‌‍‍‌‌‌‌‍‌‌‍‌‌‌‍‌
