BaliWood Residence 2 by BREIG: a villa walk-through before launch

Balinsky walked through a villa at the BaliWood Residence 2 complex by BREIG. Final preparations for the launch were under way: furniture was being brought in and the rooftop pool finished. This is a short tour of the property, not a long interview. The video has no prices, no documents and no yield calculation.‌‍‍‌‍‍‍‍‌‍‌‌‌‍‍‍‌‍‍‌‍‌‌‌‌‌‍‌‍‍‌‍‌‌‍‌‍‍‌‌‌‌‍‌‍‌‍‌‍‌‌‍‌‍‌‌‌‌‍‍‌‌‍‌‌‍‌‌‌‍‍‌‍‌‍‌‌‍‌‍‍‌‌‍‍‌‍‌‍‌‌‍‍‌‍‌‍‌‌‌‍‍‌‌‍‌‍‌‌‍‌‍‌‌‌‍‌‍‍‌‌‍‌‍‌‍‌‍‌‌‌‌‍‌‌‍‌‍‍‍‌‌‌‌‍‍‌‍‌‍‌‌‌‌‍‌‌‍‍‍‌‌‍‍‌‍‌‌‌‍‌‍‌‍‌‍‌‍‌‌‍‌‌‍‌‍‌‌‌‌‌‍‍‌‍‌‍‍

The figures below come from the developer. Balinsky has not verified them.‌‍‍‌‍‍‍‍‌‍‌‌‌‍‍‍‌‍‍‌‍‌‌‌‌‌‍‌‍‍‌‍‌‌‍‌‍‍‌‌‌‌‍‌‍‌‍‌‍‌‌‍‌‍‌‌‌‌‍‍‌‌‍‌‌‍‌‌‌‍‍‌‍‌‍‌‌‍‌‍‍‌‌‍‍‌‍‌‍‌‌‍‍‌‍‌‍‌‌‌‍‍‌‌‍‌‍‌‌‍‌‍‌‌‌‍‌‍‍‌‌‍‌‍‌‍‌‍‌‌‌‌‍‌‌‍‌‍‍‍‌‌‌‌‍‍‌‍‌‍‌‌‌‌‍‌‌‍‍‍‌‌‍‍‌‍‌‌‌‍‌‍‌‍‌‍‌‍‌‌‍‌‌‍‌‍‌‌‌‌‌‍‍‌‍‌‍‍

1. What the complex is

  • According to Nikita, BREIG has BaliWood Villa, BaliWood Residence 1 and BaliWood Residence 2.
  • BaliWood is one of the company's first lines. Residence 2 is the third BaliWood project.
  • He says the team has about 50 architects and designers, and the management company about 200 people. The management company tells them which materials hold up in operation and which don't.‌‍‍‌‍‍‍‍‌‍‌‌‌‍‍‍‌‍‍‌‍‌‌‌‌‌‍‌‍‍‌‍‌‌‍‌‍‍‌‌‌‌‍‌‍‌‍‌‍‌‌‍‌‍‌‌‌‌‍‍‌‌‍‌‌‍‌‌‌‍‍‌‍‌‍‌‌‍‌‍‍‌‌‍‍‌‍‌‍‌‌‍‍‌‍‌‍‌‌‌‍‍‌‌‍‌‍‌‌‍‌‍‌‌‌‍‌‍‍‌‌‍‌‍‌‍‌‍‌‌‌‌‍‌‌‍‌‍‍‍‌‌‌‌‍‍‌‍‌‍‌‌‌‌‍‌‌‍‍‍‌‌‍‍‌‍‌‌‌‍‌‍‌‍‌‍‌‍‌‌‍‌‌‍‌‍‌‌‌‌‌‍‍‌‍‌‍‍

2. Layout: big bedrooms

  • A living room with a sunken lounge. The ceiling, according to Nikita, is over 7 metres.
  • On the ground floor — a kitchen and a 36 m² bedroom with a walk-in wardrobe and a bathroom with a window.
  • Two more bedrooms stand separately, like small villas. Each is 6 × 6 m, also 36 m². You can live in them independently.
  • The bathrooms are large: a bathtub, a half-open shower, a ceiling of about 3.2 m (Nikita gave this "if I'm not mistaken").
  • The master bedroom has a view, a balcony and an open wardrobe.
  • The bathrooms are designed to get as much daylight as possible.‌‍‍‌‍‍‍‍‌‍‌‌‌‍‍‍‌‍‍‌‍‌‌‌‌‌‍‌‍‍‌‍‌‌‍‌‍‍‌‌‌‌‍‌‍‌‍‌‍‌‌‍‌‍‌‌‌‌‍‍‌‌‍‌‌‍‌‌‌‍‍‌‍‌‍‌‌‍‌‍‍‌‌‍‍‌‍‌‍‌‌‍‍‌‍‌‍‌‌‌‍‍‌‌‍‌‍‌‌‍‌‍‌‌‌‍‌‍‍‌‌‍‌‍‌‍‌‍‌‌‌‌‍‌‌‍‌‍‍‍‌‌‌‌‍‍‌‍‌‍‌‌‌‌‍‌‌‍‍‍‌‌‍‍‌‍‌‌‌‍‌‍‌‍‌‍‌‍‌‌‍‌‌‍‌‍‌‌‌‌‌‍‍‌‍‌‍‍

3. A roof with an ocean view

  • On top — a lounge area and a pool with a glass side. The ocean is visible from the roof.
  • According to Nikita, residents of the neighbouring BaliWood Residence 1 use their roofs in their own way: a bar counter, a projector, one has a punching bag.
  • Part of the roof has a green coating. It is extra protection from water in the rainy season, on top of the waterproofing in the concrete. Staff can walk on it, but it is not meant for guests.‌‍‍‌‍‍‍‍‌‍‌‌‌‍‍‍‌‍‍‌‍‌‌‌‌‌‍‌‍‍‌‍‌‌‍‌‍‍‌‌‌‌‍‌‍‌‍‌‍‌‌‍‌‍‌‌‌‌‍‍‌‌‍‌‌‍‌‌‌‍‍‌‍‌‍‌‌‍‌‍‍‌‌‍‍‌‍‌‍‌‌‍‍‌‍‌‍‌‌‌‍‍‌‌‍‌‍‌‌‍‌‍‌‌‌‍‌‍‍‌‌‍‌‍‌‍‌‍‌‌‌‌‍‌‌‍‌‍‍‍‌‌‌‌‍‍‌‍‌‍‌‌‌‌‍‌‌‍‍‍‌‌‍‍‌‍‌‌‌‍‌‍‌‍‌‍‌‍‌‌‍‌‌‍‌‍‌‌‌‌‌‍‍‌‍‌‍‍

4. What a month of rent costs

According to Nikita:‌‍‍‌‍‍‍‍‌‍‌‌‌‍‍‍‌‍‍‌‍‌‌‌‌‌‍‌‍‍‌‍‌‌‍‌‍‍‌‌‌‌‍‌‍‌‍‌‍‌‌‍‌‍‌‌‌‌‍‍‌‌‍‌‌‍‌‌‌‍‍‌‍‌‍‌‌‍‌‍‍‌‌‍‍‌‍‌‍‌‌‍‍‌‍‌‍‌‌‌‍‍‌‌‍‌‍‌‌‍‌‍‌‌‌‍‌‍‍‌‌‍‌‍‌‍‌‍‌‌‌‌‍‌‌‍‌‍‍‍‌‌‌‌‍‍‌‍‌‍‌‌‌‌‍‌‌‍‍‍‌‌‍‍‌‍‌‌‌‍‌‍‌‍‌‍‌‍‌‌‍‌‌‍‌‍‌‌‌‌‌‍‍‌‍‌‍‍

  • a 3-bedroom villa — on average $300–350 a night;
  • for long stays, the usual approach is the nightly rate × 30 days with a discount of about 20%.‌‍‍‌‍‍‍‍‌‍‌‌‌‍‍‍‌‍‍‌‍‌‌‌‌‌‍‌‍‍‌‍‌‌‍‌‍‍‌‌‌‌‍‌‍‌‍‌‍‌‌‍‌‍‌‌‌‌‍‍‌‌‍‌‌‍‌‌‌‍‍‌‍‌‍‌‌‍‌‍‍‌‌‍‍‌‍‌‍‌‌‍‍‌‍‌‍‌‌‌‍‍‌‌‍‌‍‌‌‍‌‍‌‌‌‍‌‍‍‌‌‍‌‍‌‍‌‍‌‌‌‌‍‌‌‍‌‍‍‍‌‌‌‌‍‍‌‍‌‍‌‌‌‌‍‌‌‍‍‍‌‌‍‍‌‍‌‌‌‍‌‍‌‍‌‍‌‍‌‌‍‌‌‍‌‍‌‌‌‌‌‍‍‌‍‌‍‍

5. Why these materials

  • Terrazzo floors. According to Nikita, terrazzo is not cold, it is pleasant to walk on barefoot, and it is laid without seams or grout.
  • White plaster and lots of wood on the facades. Almost every craftsman on Bali knows how to work with wood, so it is easy to repair.
  • No facade panels. BREIG, Nikita says, does not like artificial panels.
  • The main idea: the villa should be easy to maintain — local craftsmen should be able to fix it.‌‍‍‌‍‍‍‍‌‍‌‌‌‍‍‍‌‍‍‌‍‌‌‌‌‌‍‌‍‍‌‍‌‌‍‌‍‍‌‌‌‌‍‌‍‌‍‌‍‌‌‍‌‍‌‌‌‌‍‍‌‌‍‌‌‍‌‌‌‍‍‌‍‌‍‌‌‍‌‍‍‌‌‍‍‌‍‌‍‌‌‍‍‌‍‌‍‌‌‌‍‍‌‌‍‌‍‌‌‍‌‍‌‌‌‍‌‍‍‌‌‍‌‍‌‍‌‍‌‌‌‌‍‌‌‍‌‍‍‍‌‌‌‌‍‍‌‍‌‍‌‌‌‌‍‌‌‍‍‍‌‌‍‍‌‍‌‌‌‍‌‍‌‍‌‍‌‍‌‌‍‌‌‍‌‍‌‌‌‌‌‍‍‌‍‌‍‍
