Bali rentals on Airbnb must have an NIB and permits

Small hotels in Bali are losing guests to unlicensed private rentals offered on Airbnb and similar platforms, Kompas reports.
According to PHRI chairman Hariyadi Sukamdani, the Ministry of Tourism requires platforms to list only officially registered properties with a Business Identification Number (NIB) and permits. "Airbnb isn't banned, but it must follow the rules. Otherwise the site could be blocked in Indonesia," he said.
Governor Wayan Koster has ordered checks on hotels being offered for sale online. Kompas found at least 20 hotels and villas on the first page of Rumah123 priced from Rp 19 billion to Rp 600 billion. Koster links the sales to the companies' own business affairs rather than a tourism slowdown.
What it means for buyers: if you plan to rent a villa out nightly, check whether it has an NIB and a tourism licence, or who will obtain them and when. Without them, the listing can be removed from the platform.
