PBG (Building Permit) in Indonesia: why it matters, the risks without it, and how to obtain it properly

PBG = Persetujuan Bangunan Gedung = Building Permit
Since 2021, it has replaced the old IMB.
What it provides:
- official permission for construction or renovation
- confirms that everything complies with regulations
Important:
PBG must be obtained before construction begins. Without it, there is a risk of suspension, fines, or demolition.
We review 3 situations:
1. No PBG, but they plan to obtain SLF
Formally, it is possible. But if PUPR finds out, construction may be stopped. In case of an incident, legal action is not far off.
2. PBG “in process”
An application screenshot = nothing. You need:
• screenshot from SIMBG
• correspondence with PUPR
• project documentation
3. PBG is in place
This is not a guarantee either.
• the building may not match the issued permit
• the PBG may cover only part of the project
• SLF will not be issued if discrepancies are found
So check everything - address, project, compliance with RDTR.
