The short answer: a villa's price on Bali depends first of all on the area. We calculated median prices across 419 villas listed for sale on balinsky.info (a snapshot as of June 2026) — these are real asking prices, not a vague average. Median villa price by area (USD; freehold and leasehold properties combined): — Canggu: $405,000. Half of the listings fall between $278–635k ≈ $2,930 per m². 136 villas. — Bukit (Uluwatu, Pandawa, Bingin, Melasti): $375,000. Range $245–606k ≈ $3,200 per m² — the most expensive square metre on the island. 173 villas. — Seminyak: $320,000. Range $299–527k ≈ $2,430 per m². 9 villas. — Ubud: $255,000. Range $190–364k ≈ $2,200 per m². 48 villas. — Tabanan (Kedungu, Nyanyi, Soka): $185,000 — the most affordable entry. Range $140–250k ≈ $2,410 per m². 27 villas. — Sanur: the median is higher, but the sample is small (10 listings), range $230–555k — rely on the lower bound. What moves the price: — Area. Bukit and Canggu are the most expensive — the highest tourist demand and, as a result, the highest price per square metre ($2,900–3,200/m²). The budget entry is Tabanan and Ubud. — Ownership type. Freehold (Hak Milik) is more expensive than leasehold (a 25–30 year lease) all else being equal. Off-plan (buying at the start of construction) is usually 15–30% cheaper than a completed villa — but carries delay and non-completion risk. The entry ticket is noticeably lower: a typical studio or one-bedroom unit in a complex costs $120–160k (across 455 apartments for sale). So with a budget under $150k it's more realistic to look at apartments than a villa.
