"The zone color on the land map is not everything.
Before buying or building, always check 5 more maps.
1. LP2B - land designated for food agriculture. Construction is not allowed there. There have been cases where work was stopped after it had already begun.
2. Transport network plan - future roads, interchanges, sometimes even metro lines. If your plot falls within a road corridor, the government may acquire the land, and PBG and SLF will not be issued.
3. Cultural heritage - temples, historical sites. Restrictions range from an almost complete ban to softer rules. It depends on the area.
4. Sacred places and local traditions - temples, altars, areas with awig-awig norms. They may require access, parking, setbacks, specific height, color, or form.
5. Disaster risk zones - tsunami, landslides, etc. Regulations there are stricter, and building coefficients are lower. For example, KDB may be 40% instead of 50%.
